Boards are also the subsystem most often killed outright, in one event, by a nearby lightning strike or a power surge.
The safety system. The two photo-eye sensors near the floor on either side of the opening, their wiring, and the auto-reverse behaviour they control. Since the early 1990s, residential openers sold in the US have been required to include an external entrapment-protection system — that is what the photo eyes are. A misaligned or dirty sensor is one of the single most common service calls in this trade, and it presents as a door that closes partway and reverses, or refuses to close while the opener light blinks. It is also, gratifyingly, one of the few things a homeowner can genuinely fix.
Travel limits and force settings. The calibration that tells the opener where the floor is and how much resistance is normal on the way there. Out of adjustment, the door bangs into the slab, stops short, or reverses off nothing. This one deserves emphasis because it is the subsystem most often blamed for the failure of a different one: a door whose springs have weakened needs more force to lift, trips the force limit, and reverses — and the opener gets replaced for a problem that lives in the spring system.
Three local conditions do most of the damage here, and they are not the ones people expect.
Trees, storms, and dirty power. Humidity corrodes sensor terminals and the low-voltage bell wire staples running down the jamb, which produces the maddening intermittent fault that comes and goes with the weather. Heat is hard on capacitors and on the grease in the gearbox, which is why an opener that lasted twenty years in a Midwest garage may not here.
The room above the garage. Many homes here put a bedroom or a bonus room directly over an attached garage, which changes what counts as a failure. A chain drive that has become loud enough to wake someone is a real problem even though the door still works — and it is often not the opener at all, but dry rollers and hinges loading the drive train. Worth checking before you replace a working unit for noise.
The order matters, because each step rules out a whole class of causes and the expensive guesses come last.
