A garage door with a broken spring is not a door that has become heavy. It is a door with nothing holding its weight at all, and every attempt to run it moves damage from a $200 part into the cables, the drums, the opener gearbox, and eventually the panels.

The first ten minutes: what to do, and the two things not to do

A broken spring is not usually an emergency in the sense of danger to the house, but it is a situation where the wrong five minutes makes the repair meaningfully more expensive. In order:

  • Take your hand off the wall button and the remote. This is the whole of the advice, and it is the one most often ignored. An opener asked to lift an uncounterbalanced door will either stall, strip its drive gear, or lift the door a few inches and let it fall. Any of those adds a second repair to the first.
  • If a car is inside and you need it, wait for the technician rather than improvising. A two-car insulated door with a failed spring can weigh in the region of 200 to 400 pounds with nothing offsetting it. It is liftable by two determined adults and it is the classic way people get hurt on this repair, because the door does not warn you before it comes back down.
  • Do not pull the emergency release cord on a door that is open. On a balanced door the red cord is a harmless test. On a door whose spring has just broken and which is standing open, that cord is the only thing still holding it up through the opener carriage, and releasing it drops the full weight of the door onto whatever is beneath it. If the door is stuck open, leave it open and leave the opener engaged.
  • Look, from a safe distance, at the shaft above the door. You are trying to answer one question for the person you call: is there a visible gap in the coil? Two or three inches of daylight in the middle of a spring that should be continuous is the signature, and it saves a diagnostic step.

Which spring system do you have? A thirty-second look

Nearly every residential door in the Houston region uses one of two counterbalance systems, and they fail differently, cost differently, and are not interchangeable. You can tell them apart from the floor with the door closed.

Torsion springs sit on a steel shaft mounted horizontally on the wall above the door opening, wound tight, usually one or two of them, anchored at a bracket in the centre. This is the system on most doors built or replaced in the last twenty-five years, and on essentially every wide or insulated door. When a torsion spring breaks, the break is almost always audible from inside the house, the coil shows a visible gap, and the door will not lift.

Extension springs run horizontally along the sides of the door, above the horizontal tracks, stretching and relaxing as the door moves, usually with a pulley and cable at each end. They are more common on older homes and on lighter single doors. Extension springs fail in a more dangerous way than torsion springs: unless they are threaded with a safety cable running through the middle of the spring and anchored at both ends, a snapping extension spring becomes a loose steel projectile in the garage. If you have extension springs and cannot see a cable running through the centre of each one, that is a real safety defect independent of whether the spring has failed yet, and it is inexpensive to correct.

Knowing which you have changes what you should expect. Torsion systems are the more expensive repair and the longer-lived one. Extension systems are cheaper to replace and, on an older door, are frequently the moment to have the honest conversation about converting to torsion — particularly on a wide door, where extension springs have always been a marginal solution.

The five numbers that make a spring correct — and why “a garage door spring” is not a commodity

This is the section that matters most and appears almost nowhere, because it is the difference between a repair that lasts a decade and one that comes back inside a year. A torsion spring is not selected by door size. It is specified by five separate values, and all five have to match the door:

  • Wire diameter. The thickness of the steel itself, in thousandths of an inch. It is measured properly by counting twenty coils, measuring that length, and dividing — not by eye and not by caliper on a single coil. Wire size is the dominant term in how much weight the spring can carry.
  • Inside diameter. The bore of the coil, commonly 1 3/4 or 2 inches on residential doors. A spring with the wrong ID will not seat correctly on the shaft and cones.
  • Overall length. The relaxed length of the coil. Combined with wire size and ID, this sets how much lift the spring produces per turn.
  • Wind direction. Torsion springs are handed — left-wound and right-wound — and on a two-spring door you need one of each. They are identified by colour-coded winding cones. Fitting a spring of the wrong hand is a repair that appears to work on the day and unwinds itself later.
  • Cycle rating. How many open-close cycles the spring is engineered to deliver before fatigue. A standard residential spring is commonly rated around 10,000 cycles; high-cycle sets are built for roughly 25,000 to 50,000 and beyond.

Get any of these wrong and the door is out of balance from the day of the repair. An under-sprung door is heavy at the floor, drags on the opener, and wears its gears. An over-sprung door flies up, will not stay closed, and can lift off its seal. Neither necessarily fails immediately, which is exactly why bad spring work survives long enough for the crew to be gone. The correct test is not whether the opener can move the door — the opener can move almost anything — but the manual balance test described below.

The trade body that publishes the technical standards manufacturers and installers work to is the Door and Access Systems Manufacturers Association, whose technical data sheet library is the public reference for counterbalance and hardware practice. It is a reasonable thing to expect a professional crew to be familiar with.

Cycles, not years: how to size the decision for your household

Spring life is measured in cycles, and one cycle is one open plus one close. This is worth two minutes of arithmetic because it turns a vague choice into a concrete one.

A household that leaves once and returns once per day puts roughly two cycles a day, about 730 a year, through the door. At a 10,000-cycle rating that is something like thirteen years. But very few Woodlands households actually run two cycles a day. Two working adults on separate schedules, a teenager driving, the garage used as the main entrance to the house rather than the front door, a second bay for a boat or a trailer, and lawn or pool equipment stored in the garage will comfortably put six to ten cycles a day through a single door. At eight cycles a day, roughly 2,900 a year, that same 10,000-cycle spring is a three-to-four-year part.

That arithmetic is the entire case for high-cycle springs, and it is why the answer is genuinely different from house to house. If your door is the family's front door, paying once for a spring rated two and a half to five times higher is usually cheaper than paying for the labour of a second and third replacement, because on this repair the labour and the call-out are the larger share of the bill, not the steel. If the door covers a bay that opens twice a week, a standard spring is the right purchase and upgrading is a waste of money. We would rather tell you which of those you are than sell the upgrade by default.

Count your own cycles honestly for a week before deciding. It is the only input that matters and nobody else can supply it.

What a correct spring replacement actually includes

The spring is the part. The repair is larger, and a visit that only swaps steel and leaves is a visit you will be buying again. On a proper job the following are all in scope, and it is entirely reasonable to ask which of them were done:

  • Both springs on a two-spring door. The surviving spring is the same age, has done the same cycles, and is by definition at the same point in its fatigue life. Replacing one is a scheduled second call-out.
  • The end bearings and the centre bearing. These carry the shaft and are cheap. A dry or seized bearing puts side load into the new spring and is a common reason a replacement fails early.
  • The cables and the drums. Cables that were on the door when the spring broke have usually taken a shock load, and a cable with broken strands will fail next. Drums with grooved or scored seats do not spool evenly. This overlaps with our cable and drum repair work, and on a spring job it should be inspected rather than assumed.
  • The shaft itself. A bent torsion shaft — usually from an old failure that was run through — will never let a new spring hold balance.
  • The manual balance test. With the opener disconnected, the door should be liftable by hand with moderate effort and should stay put, roughly, wherever you leave it — at knee height, at waist height, half open. A door that sinks or climbs on its own is not balanced, and this is the test that proves the spring specification was right. Ask to watch it.
  • The opener force and travel limits, reset afterwards. An opener that has spent weeks fighting a failing spring has usually had its force limits turned up, by an installer or by its own learning routine. Left high after the balance is restored, those settings defeat the door's ability to reverse on an obstruction. See opener repair if the opener itself was damaged in the failure.
  • The safety reverse test. Residential garage door operators sold in the United States have been required to carry entrapment protection since the early 1990s — the photo-eye beam near the floor, plus a force-reversal mechanism. The requirement is federal and public: it lives in 16 CFR Part 1211, the safety standard for automatic residential garage door operators. Both protections should be tested at the end of the visit, the beam by breaking it and the force reversal against an obstruction on the floor. A crew that closes out a spring job without testing the reverse has skipped the safety half of the work.

It is not always the spring: the four look-alikes

Because a broken spring is the most common serious garage door failure, it is also the most common misdiagnosis, in both directions. These are the four calls that arrive described as a broken spring:

The opener, not the door. The door is fine and balanced, the opener hums, grinds, or does nothing. If you pull the release and the door lifts by hand smoothly and holds position, your springs are healthy and the problem is the opener — usually a stripped drive gear, a failed logic board, or a worn motor. That is a different and generally cheaper repair.

A cable off its drum. One side of the door sits several inches lower than the other and the door racks diagonally in the opening. The counterbalance is intact but the cable has unwound. This looks alarming and is often reported as a snapped spring.

The door off its track. The door sits crooked but the springs are visibly whole. A roller has left the track, a track has pulled off the jamb, or a hinge has failed. We cover the differential diagnosis in detail on our off-track door repair page.

A spring that has not broken but has given up. This is the subtle one and the one worth knowing about. A torsion spring loses tension gradually across its life as well as failing suddenly. A door that has become progressively harder to lift by hand, that now needs the opener to strain at the bottom of its travel, or that has started closing faster than it used to, has a spring near the end of its usable range even though the coil is unbroken. Caught here, it is a scheduled repair rather than a Saturday morning with a car trapped inside — and it is the case where a tune-up and safety inspection pays for itself.

Why The Woodlands is harder on springs than the rest of the metro

Some of this is Gulf Coast weather that applies to the whole region. Some of it is specific to the way this community is built, and that part genuinely does not transfer to a Katy or a Pearland subdivision.

The tree canopy is the defining local factor, and it works on springs indirectly. The Woodlands was planned around retaining its forest, and mature pine and hardwood over the driveways is the reason people live here. It is also the reason the garage side of the house stays shaded and damp. Shaded, poorly ventilated garages hold humidity for far longer after a rain than the open, sun-baked garages of the western suburbs, and the coating on a torsion spring is what stands between that humidity and the steel. Surface corrosion on a spring is not cosmetic: rust between the coils increases friction, and a coil that binds against its neighbour concentrates stress at a point instead of distributing it along the spring. That is a fatigue accelerator, and it is why a galvanised or coated spring is a better purchase here than it is twenty miles west.

Falling limbs are a spring problem, not only a panel problem. The obvious damage from a limb strike is a dented panel. The less obvious damage is that a hard impact on the top section, or on a door standing partly open, shock-loads the counterbalance system and puts a bend in the shaft or a set in the spring. After hurricane season or a hard line of storms we see doors that were re-panelled and then developed a balance fault months later, from the same event. The doors here are heavier than the metro average. Larger custom homes, insulated doors, carriage-house styles with applied hardware and overlays, and wide double or triple bays are all common in The Woodlands, and every one of them adds weight. Weight is carried by the spring, so a heavier door needs a heavier specification and, at a given cycle rating, works its spring harder. This is the single most common source of a mis-specified replacement: a spring chosen for a standard uninsulated 16-foot door fitted to an insulated one of the same width is under-sprung from the first day.

The humidity swing, not just the humidity. Steel expands and contracts with temperature, and a garage in this region can move through a wide daily range in spring and autumn. The cycling matters as much as the absolute heat, because it works the spring slightly even when the door is not being used.

Covenants are a real constraint on the visible parts of the job. The Woodlands is not an incorporated city; it is a master-planned community in Montgomery County, governed by The Woodlands Township, and its residential covenants include design review for changes to the exterior of a home. A spring replacement is invisible hardware behind a closed door and is not the sort of thing covenant administration concerns itself with. But if the conversation turns from repairing the counterbalance to replacing the door — a different colour, a different panel style, added windows, changed hardware — the exterior appearance of that door is the kind of change those standards exist to cover, and it is worth confirming the requirements with the Township before ordering rather than after. Being unincorporated also means there is no city building department here in the way there is inside Houston; the applicable rules are the county's and the community's. What actually goes wrong when a spring is replaced badly

Rather than repeat the general advice against doing this yourself — the short version is that a wound torsion spring stores a great deal of energy and releases it through whatever is holding it — here is the more useful list: the specific failure modes we are called out to correct after somebody else's spring job, whether the somebody was a homeowner or a cheap crew.

  • Wrong wire size, close enough to work. The commonest one. The door opens, so the job looks done. It is 15 or 20 pounds out of balance, and that load goes into the opener until the opener fails.
  • One spring replaced on a two-spring door. The new spring and the old spring have different remaining lives and, once the old one gives, different rates. The door goes out of balance and the second call-out arrives within the year.
  • Mismatched wind on a pair. Two springs of the same hand fitted to a two-spring door. It will operate, and it will progressively loosen the centre anchor.
  • Reused winding cones or a reused centre bracket. Cones fatigue, and a cone that has been wound and unwound repeatedly, or that was heat-marked by a previous failure, is not sound hardware to trust with a wound spring.
  • Improvised winding bars. Screwdrivers and rebar in the winding cone holes are the classic injury cause on this repair. A bar that is too short, too soft, or not a correct fit in the cone hole can slip under full tension.
  • No balance test at the end. If the manual balance was never checked, nobody — including the person who did the work — knows whether the specification was right.
  • Force limits left where the failing spring put them. Discussed above. This is a safety defect, not a performance one, because it is the setting that lets the door reverse on an obstruction.
  • Cables left in place after a shock load. A cable that took the drop when the spring let go may have broken strands inside the lay of the wire, invisible without looking closely, and it is now the next failure.

Repair or replace? The honest version

Spring replacement is almost always the correct purchase, and it is worth saying plainly that the door being twenty years old is not on its own a reason to replace it. A sound steel door with intact panels and straight tracks is worth re-springing many times over the life of the door. The cases where we say so are narrow:

  • The panels are already compromised. If sections are creased, rusted through at the bottom, or delaminating, new springs put a correct counterbalance on a door that is failing structurally.
  • The door is a wood or heavily built custom door whose weight has changed. Older wooden doors gain weight as they take on moisture — a genuine issue in this climate — and a door that has been re-springing heavier every few years is telling you something.
  • The counterbalance was never right for the door. Some doors were fitted with an undersized system at construction, particularly wide doors on extension springs. Correcting that, rather than replacing like for like, is the repair.
  • You were replacing the door anyway. If a new door is a decision already made for appearance or insulation reasons, springing the old one first is money spent twice.

What to ask a Woodlands spring crew

  • What wire size, length and inside diameter are you fitting, and what did the old spring measure? A crew that can answer this has measured. A crew that cannot is guessing from door width.
  • Are you replacing both springs? On a two-spring door the answer should be yes without you having to push for it.
  • What is the cycle rating, and what is the high-cycle option? Not because you should always buy the upgrade, but because the answer tells you whether they stock more than one grade.
  • Is my door insulated, and did you account for its weight? The most common source of a mis-specified spring in this community.
  • Will you show me the manual balance test before you leave? This is the proof the job was right, it takes thirty seconds, and it should be offered rather than requested.
  • Are the bearings, cables and drums being inspected or replaced? Cheap parts, and the usual reason a good spring fails early.
  • Will you reset the opener force limits and test the safety reverse? The safety half of the job.
  • If I have extension springs, are safety cables fitted? If they are absent, they should be part of the work.

Why springs break on the coldest morning of the year

Ask anyone who repairs garage doors on the Gulf Coast when they are busiest and the answer is the first genuine cold snap. It is not superstition and it is not that cold weather ruins springs. It is that a spring already at the end of its fatigue life needs a final, slightly larger demand to find the crack that was going to fail anyway, and a cold morning supplies several at once.

Three things stack up. Steel is marginally less forgiving at low temperature, so a spring that has been living with a microscopic fatigue crack has less margin on the morning the garage is at 30 degrees than it had in August. The weather seal along the bottom of the door can adhere to a cold, wet slab, so the first lift of the day asks the counterbalance to break that bond on top of lifting the door. And grease in the bearings, on the rollers and in the opener's gearbox is at its thickest, so the whole system is stiffer everywhere at once. None of these individually breaks a healthy spring. Together they are reliably enough to finish an unhealthy one.

Two practical consequences follow. The first is that a cold-snap failure is not evidence that the previous repair was poor or that you were unlucky — it is a spring that had reached its cycle count and was found out. The second is more useful: if your door has been showing the symptoms of a tired spring — heavier by hand, the opener straining at the bottom, the door drifting down from half open — the sensible time to deal with it is the mild part of the year, not the week the temperature drops, when every crew in Montgomery County is booked and you are choosing between waiting and paying for an emergency slot. This is the one part of garage door ownership where scheduling genuinely saves money.

The same logic applies in reverse before hurricane season. A door you may need to operate repeatedly, and to rely on, in the days around a storm is a poor candidate for a spring you already know is near the end of its life.

Reading a spring warranty before you buy one

Spring warranties are where the quoted price and the real price most often diverge, and the questions are simple once you know what to ask. None of this is unique to us and all of it is worth checking with whoever you hire.

Ask whether the warranty covers parts, labour, or both. A “lifetime” spring warranty very often covers the steel only. The steel is the cheaper half of this repair. If the part is free but the call-out and the labour to fit it are not, a warranty claim on a $250 job may still cost most of $250. This is not necessarily unfair — but it should be stated, not discovered.

Ask what the warranty is measured in. A spring is engineered in cycles, so a warranty expressed purely in years is describing something the manufacturer does not actually control. A warranty that references the cycle rating is the more honest instrument, and it also tells you the seller knows which grade of spring they fitted.

Ask whether it is prorated. Some longer warranties reduce in value over their term. That is a legitimate structure, but it changes what the promise is worth in year six.

Ask what voids it. The common and reasonable exclusions are a door that has been altered, a spring adjusted by someone else, or damage from an impact. The less reasonable ones are worth reading for.

Ask whether the warranty survives a change of owner. In a community with the turnover of The Woodlands this is a real question, and a transferable warranty on a recent repair is a small but genuine thing to hand to a buyer.

Converting extension springs to torsion, and when it is worth it

On an older Woodlands home still running extension springs along the sides of the door, the question comes up naturally at the moment one breaks: replace like for like, or convert to a torsion system above the opening? Both are legitimate and the honest answer depends on the door.

Converting costs more than a like-for-like extension replacement, because it is new hardware rather than a new spring — a shaft, bearing plates, drums, cables and a centre bracket, plus the labour to mount it. What it buys is a system that is inherently better behaved: torsion springs control the door through its whole travel rather than yanking it at the ends, they wear more predictably, they do not need safety cables because the spring is captive on a shaft, and they hold a wide door square instead of allowing it to twist. On a wide double door, that last point is not a refinement — extension springs on a 16-foot door are working at the edge of what the design does well, and racking is the usual result.

The cases where conversion clearly pays are a wide or heavy door, a door whose extension springs have broken more than once, a garage where headroom allows it, and any door where the existing extension springs have no safety cables and the hardware is old enough that you would be replacing much of it anyway. The cases where it does not are a light single door in good order with sound springs and cables, where a like-for-like replacement is the correct and much cheaper repair. Headroom is the one hard constraint: a torsion system needs clear space above the opening, and a few garages simply do not have it, in which case the decision is made for you.

What should be written on your invoice

This costs nothing and saves the next repair. Ask for the spring specification to be recorded on the paperwork: wire size, inside diameter, length, wind direction, and cycle rating, for each spring fitted. Almost nobody asks, and the information is free at the moment of the repair and expensive to recover later — the next technician, possibly years from now and possibly not us, otherwise has to measure the springs off the door to know what they are.

It also does something quieter. A crew willing to write the numbers down is a crew that measured them, and a crew that will not is telling you something useful before the work starts. Keep the sheet with the house papers. On a door that outlives two or three sets of springs, it turns every future replacement into a part-number conversation instead of a diagnostic one.

Getting a real number for your door

Three details get you an accurate quote instead of a range: whether the springs sit on a shaft above the door or along the sides, whether there are one or two of them, and whether the door is insulated. A photo of the shaft above the opening answers the first two on its own.
